This policy explains what personal information our website, greatsouthernhomes.com.au, collects when you visit it or send us an enquiry, and how we handle that information. The website is operated by M.S. Building Pty Ltd (ACN 138 748 375, ABN 89 138 748 375) trading as Great Southern Homes, WA Registered Builder BC 50814. In this policy, "we", "us" and "our" mean Great Southern Homes.

We may be a small business operator under section 6D of the Privacy Act 1988 (Cth). Regardless, we have chosen to handle personal information collected through our website in line with the Australian Privacy Principles in that Act.

Personal information means information or an opinion about a person who is identified, or who can reasonably be identified, whether or not it is true.

When you send an enquiry. Our contact form asks for your name, email address, phone number, project type, whether you own land, where you plan to build and what stage you are at. It also collects anything you choose to write in your message.

When you browse the site. Our website automatically collects technical information about your visit, such as your IP address, browser, device, approximate location, the pages you view, how long you stay, and how you scroll, click and move through the site. The sections below explain the tools that collect this.

We do not ask for sensitive information, such as health details, through our website. Please do not include it in your message unless you want us to know it for your build.

We use the information our website collects to:

• reply to your enquiry and arrange a Great Southern Build Conversation if you want one
• understand how people use our website, so we can improve it
• protect our contact form from spam and bots
• show our advertising to people who have visited our site, and measure whether it leads to enquiries

Sending an enquiry does not sign you up to a mailing list. We do not sell personal information.

You do not have to give us your details. You can browse the site without sending an enquiry, or call us on 0427 678 898 instead of using the form. If you do not give us your contact details, we cannot reply to you.

Cookies are small files a website stores on your device. Our website uses cookies and similar technology through the tools below.

Webflow hosts our website and receives contact form submissions. It uses cookies to deliver pages and keep the form working.

Cloudflare Turnstile checks device and browser signals when you send the form, to confirm a person sent it and not a bot.

Google Analytics shows us how visitors find our site, which pages they view and for how long. Google receives your IP address and device information, but Google Analytics does not give us your name or contact details.

Microsoft Clarity records how you use our site, including mouse movements, clicks, scrolling and the pages you view, and turns this into session replays and heatmaps. We have set Clarity to mask the text you type into the contact form, so it does not appear in recordings. Microsoft handles this data under the Microsoft Privacy Statement.

Google Ads and Meta (Facebook and Instagram). We use, or may use, these advertising platforms. They use cookies and pixels to show our ads to people who have visited our site and to measure whether our ads lead to enquiries. Google and Meta let you manage ad personalisation in your account settings.

You can block or delete cookies in your browser settings. If you do, parts of the site, including the contact form, may not work properly.

The tools above are run by Webflow, Cloudflare, Google, Microsoft and Meta. They store website data on their servers in the United States and other countries. We only use providers that commit to protecting personal information in their terms.

We keep website data for these periods:

• Enquiries that do not go ahead: deleted within 2 years of your last contact with us
• Google Analytics data: 14 months
• Microsoft Clarity recordings: 30 days, unless we save a particular recording

We protect website data with access-limited, password-protected accounts. No system is completely secure. If information sent through our website is lost or accessed without permission, and this is likely to cause you serious harm, we will tell you what happened and what you can do.

Our website links to other websites, such as our Instagram page and government websites. Those websites are covered by their own privacy policies, not this one, and we are not responsible for how they handle your information.

Yes. You can ask for a copy of the personal information we hold from your enquiry, or ask us to correct or delete it. Email michael@greatsouthernhomes.com.au and we will respond within 30 days. Asking is free.

Automated decisions. We do not use computer programs to make decisions about you that could significantly affect your rights or interests. A person reads and replies to every enquiry.

Children. Our website is for adults planning a build. We do not knowingly collect personal information from people under 18.

Email michael@greatsouthernhomes.com.au with what happened and the outcome you want. We will reply in writing within 30 days.

If you are not satisfied with our response, you can contact the Office of the Australian Information Commissioner at oaic.gov.au or on 1300 363 992.

We may update this policy when our website or the tools it uses change. The current version is always on this page, with the date it was last updated at the top.
