What Experience Should The Builder Managing My Project Have?
Great Southern Homes is owned and operated by Michael Smyth, WA Registered Builder, with 32 years of industry experience across Western Australia. A carpentry trade background, a career spanning Broome, Sydney, and the Great Southern region, and a personal commitment to managing every project from first conversation to handover. Michael is the person every client deals with from the first call to the keys.
“I feel responsible to give clients a quality project, something that improves their life and their well-being. A home they feel safe in”
Michael Smyth, Great Southern Homes
Great Southern Homes

I came through a carpentry apprenticeship and have been building across Western Australia ever since. My career has taken me through high-rise construction in Perth, residential building in the Avon Valley, building supervision for remote communities in Marble Bar, cyclone-rated steel frame construction in Broome, and high-end residential work across Sydney's eastern suburbs and northern beaches. I set up my own building company in Broome in 2009 and was building houses there by 2012, winning the Master Builders Association 2017 Best Country Home for the Kimberley and Pilbara regions before moving my family to Denmark in 2020.
The move south was not a career decision. We chose Denmark for its forests, trails, and pace, a different kind of life after two decades in the Kimberley heat. I have been building in the region ever since and live here now, in a pole home. When I talk about whether a sloping site suits pole construction or what older buildings do in a moist climate, it is not theoretical.
Is Building A Custom Home In The Great Southern Region Right For My Situation?
Most clients who build with Great Southern Homes are based in Perth. They have land in Denmark or Albany, or they are close to buying some, and they are planning a home they have been thinking about seriously for a while. They want something that fits the land, lasts well, and does not require them to be on-site every week to stay in control of the build.
Not A Starter Home
Not an investment property. Not a starter home. A place they actually want to be. Somewhere to spend long weekends, school holidays, eventually more of their time. A sea change or tree change they are building with care, at a life stage where the decisions matter.
They are typically in their late forties or fifties, with a real budget and a considered plan. They want to be kept informed without having to chase anyone. They want to know the builder they have chosen understands the region and can manage what comes up in it. If that describes your project, Great Southern Homes was built for exactly this.

Local Great Southern Residents
Great Southern Homes also works with local residents in Denmark, Albany and surrounds who are renovating or extending an existing property.
Should I Use A Local Great Southern Builder Or Bring One From Perth?
Building in the Great Southern region is different from building in Perth. The terrain, the compliance requirements, and the trade realities are specific to this area and they affect cost, method, and outcome directly. A builder without regional knowledge does not just create inconvenience. They create problems that are expensive to resolve after the fact, and sometimes cannot be fully resolved at all.

BAL Compliance Discovered Late
BAL Compliance Discovered Late
Around half of properties in the Great Southern region carry some level of Bushfire Attack Level (BAL) compliance requirement. A builder who does not identify this at the site assessment stage does not encounter a paperwork issue. They encounter material substitutions, design changes, and cost increases that land late in the project, when absorbing them is difficult and the alternatives are limited. In some cases, the result is a house that cannot achieve sign off as designed.

Site Conditions That Change The Budget
Site Conditions That Change The Budget
Granite outcrops, steeply sloping blocks, coffee rock, waterlogged ground, and previously filled land are all common in this region. A quote built on assumptions rather than geotechnical investigation is not a quote. It is a starting point for disputes. Finding out what is under the block before engineering begins protects the budget. Finding out during construction does not.

Regional Trades Are Not Interchangeable With Perth
Regional Trades Are Not Interchangeable With Perth
Scheduling a project in the Great Southern region without established local trade relationships
means working with what is available rather than what is right for the job. Lead times, freight
costs from Perth, and trade availability all affect schedule and cost in ways that are not visible in a
quote built without that knowledge.
None of this makes building here the wrong decision. It makes choosing the right builder the most important one.
What types of homes and renovations can be built in the Great Southern region?
Great Southern Homes builds custom homes, structural renovations, extensions, and pole homes across Denmark, Albany and the Great Southern region. Every project is designed and built to the client's brief. Great Southern Homes does not offer volume builds or house and land packages. The scope, method, and contract are fitted to the land and what the client is trying to build.
Custom New Home Builds
Architect-designed custom homes built on Great Southern land. Great Southern Homes works with your architect from the early stages, contributing regional knowledge on materials, trades, and construction method during the design phase, and manages the build under a cost-plus contract with full invoice transparency.

Renovations And Extensions
Structural renovations and extensions to existing homes across Denmark, Albany and the surrounding region. The 2025 Master Builders WA Award for Renovation andExtension was won in this category. Great Southern Homes has worked with older Great Southern building stock and understands the moisture conditions, age-related movement, and structural surprises that come with it.

Pole Homes
When a site is steep, heavily treed, or difficult to access, pole construction is often a better structural and practical choice than cutting and filling. Great Southern Homes assesses whether pole construction suits a particular block before designs are finalised, saving significant cost and redesign later.

What Makes Building In The Great Southern Region Different From Building In Perth?
The Great Southern region presents site conditions, compliance requirements, and trade realities that differ from metropolitan building in ways that directly affect cost, method, and outcome. Great Southern Homes has been building across Denmark, Albany and the surrounding area since 2020, with 32 years of broader building industry experience behind it. Regional knowledge is applied at the quoting and design stage, not discovered during construction.
From First Conversation To Handover
Every Great Southern Homes project runs on the same structure: a first conversation to check the fit, early design input that protects the budget before plans are final, a cost-plus contract with every invoice visible, updates every fortnight during the build, and a four-month defect review after handover. Michael Smyth is your one point of contact from start to finish.
Step 1: First Conversation
An open conversation about your land, your plans or brief, and your budget. There is no script or sales pitch; the aim is to understand the project and see whether it is a good fit before anyone commits.
Step 2: Design Input And Costing
If you are still designing, Michael can work with your architect or designer early, advising on the trades, materials and construction methods that suit the region. A detailed cost-plus budget follows, with as many trade and material prices quoted upfront as possible before you sign.
Step 3: Build With Fortnightly Communication
Michael runs the build on site. You get a scheduled update every two weeks, either a video call with photos sent ahead or an on-site walkthrough if you are local, plus project documentation you can check between meetings. He stays your single contact the whole way through.
Step 4: Handover And The Four-Month Review
Keys are handed over on site once the build is complete. Over the next four months you note anything that needs attention, and Michael comes back once to fix everything on the list in a single visit.
What Should I Look For In A Builder When Building In The Great Southern Region?
Every Great Southern Homes build is covered by a five-point guarantee: open budgets, a committed timeline, regular communication, checked quality and one accountable builder. These are the working terms of every project, agreed before a contract is signed, not goals we hope to hit.
The Five-Point Guarantee

Budget Assurance
Before a contract is signed, as many trade and material costs as possible are quoted and documented. A detailed cost-plus estimate is prepared and the risks in it are explained openly. Fortnightly invoices show the actual costs charged for each period: materials, labour, and trade invoices included. There are no margins hidden inside a fixed price.

On-Time Completion
Timelines are built with contingency held in reserve, not declared upfront. The target is to deliver by or before the agreed date. When delays occur, they are communicated early and honestly.

Trustworthiness
Michael is the person every client calls. He is on-site, manages the trades, and answers questions directly. If something needs attention after handover, he is still the person who responds. There is no chain between the client and the person responsible for the build.

Communication
Fortnightly updates are standard. Photos are sent before every scheduled call so clients can review progress and form their questions in advance. BuilderTrend is used fordocumentation and project visibility between meetings. Clients do not need to ask for updates. They are built into how the project runs.

Quality Assurance
Milestone and hold point inspections are built into the build schedule. At each stage the work is inspected against a checklist before the project moves to the next stage. If something does not meet standard, it is corrected before work moves forward.
Three Things That Extend Beyond The Guarantee
Early Design Input From Builder
Early design input Michael will engage with the architect or designer during the design phase, before plans are finalised. He can flag what is achievable in this region: what trades are available, what materials have realistic lead times, where a specification may need to adapt to local conditions. Design decisions made without this input can become expensive changes once engineering and council review begin.
BAL Compliance Managed From Start
A dedicated BAL consultant is engaged at the initial site assessment stage, not after designs have been approved. Compliance is built into the specification from the beginning. This protects the budget, the timeline, and the sign-off process.
Established Local Network
Michael has working relationships with architects who understand
the Great Southern region and trades who are established in the local area. In a region where trade availability is a genuine constraint, who the builder knows affects schedule, quality, and the ability to solve problems when they arise.

Questions about building a custom home in Denmark, Albany and the Great Southern region
Under cost-plus, the client is billed for the actual cost of materials and labour, plus a fixed building fee. Every two weeks, an invoice shows exactly what was charged for that period: trade costs, materials, everything. There are no margins built into a fixed price that the client cannot see. For custom builds in the Great Southern region across a project that runs 12 to 18 months, cost-plus gives the client full visibility and means the builder is not managing risk by hiding it in the contract price. The cost of the project reflects the actual cost of building it.
Fortnightly updates are built into how every project runs. Photos are sent before each scheduled call so you can review progress and form your questions. The call is either a FaceTime walkthrough of the site or an in-person meeting if you are in the area. BuilderTrend is used for project documentation and visibility between meetings.
Michael is the single point of contact throughout. You do not deal with a project manager you have never met. If something needs a decision or an explanation, it comes from the person running the build.
In Western Australia, Home Indemnity Insurance is a legal requirement for all residential building work over $20,000. It protects the homeowner if the builder becomes insolvent, dies, or is unable to complete the project, covering the shortfall between what has already been paid and what it costs another builder to finish the work, up to a defined limit.
Great Southern Homes holds Home Indemnity Insurance before any building permit is submitted. In the current WA building environment, understanding what this insurance covers and why it is required is worth the five minutes it takes.
Around half of projects in the Great Southern region involve some level of Bushfire Attack Level (BAL) compliance requirement. Great Southern Homes engages a dedicated BAL consultant from the initial site assessment. They assess whether the block carries a BAL requirement, determine the applicable rating, and advise on what design and material changes are needed tomeet it.
BAL compliance is worked through at the start of the project, not discovered during construction or council review. Finding it late leads to design changes, material substitutions, and cost increases that are harder to absorb when work is already underway.
From building permit approval to handover, a typical custom home build takes around 18 months. Renovation timelines vary depending on scope and site conditions. Material lead times, trade scheduling, and site-specific factors all affect the programme. These are discussed at the quoting stage so the timeline is realistic from the start.
All residential building work in Western Australia carries a six-year statutory structural warranty as required by law. Great Southern Homes also provides a craftsmanship warranty covering non- structural elements, with details outlined in the building contract.
After handover there is a four-month defect review period. Clients keep a running list of anything they want looked at. Michael returns once during that period to address everything on it in a single visit.
Building costs in the Great Southern region vary significantly by project. Site conditions, design complexity, materials, compliance requirements, and the build method all influence the final cost. In a region where BAL compliance, sloping sites, and freight from Perth can each affect pricing, it is not possible to give a useful number without understanding the specifics of the land and the brief.
Great Southern Homes works on a cost-plus contract. A detailed budget is prepared before any contract is signed, with as many trades and materials quoted upfront as possible. The most useful starting point is a conversation about your land and what you are planning to build. That is what the Great Southern Build Conversation is for.
