Who is Great Southern Homes and who will I actually deal with?
Great Southern Homes is a custom home builder operating across Denmark, Albany and the Great Southern region. It is owned and run by Michael Smyth, a WA Registered Builder with 32 years of building experience. Michael manages every project personally, from the first conversation to handover and beyond. You deal with the builder, not a sales rep or a project manager you never met.
What areas do you build in?
Great Southern Homes builds across Denmark, Albany and the surrounding Great Southern region. Michael lives in Denmark and builds locally, so the trades, the ground conditions and the council requirements in this area are known quantities rather than things to work out on your project. What kinds of projects do you take on?
Three: custom new homes, structural renovations and extensions, and pole homes. Every project is designed and built to the client's own brief. Great Southern Homes does not do volume builds, house-and-land packages, or off-the-shelf designs. If you are after a project home from a catalogue, this is not the right builder, and the first conversation will tell you that honestly rather than after a deposit.
Do you take on small jobs, or only full builds?
The work is structural: new homes, extensions, and renovations that change how a building is built, not cosmetic refreshes. A kitchen respray or a paint-and-carpet update is not the kind of job Great Southern Homes is set up for. A renovation that opens up walls, changes the footprint, or deals with the structure of an older home is. If you are not sure which side of that line your project sits on, describe it in the first conversation and you will get a straight answer.
How do I get started?
You book a Great Southern Build Conversation with Michael. It is a first conversation, not a sales process. You tell him about the land and what you are trying to build, and he tells you whether the project is a fit and what the next step looks like. Bring the block details, any plans or a brief if you have them, and a rough sense of budget. Nothing needs to be finalised to have the conversation.
Why does Great Southern Homes use cost-plus instead of a fixed price?
Cost-plus bills you for the actual cost of materials and labour plus a fixed building fee, so there is no hidden risk margin buried in a single number. What protects me if a builder cannot finish the job?
In Western Australia, Home Indemnity Insurance is legally required on residential work over $20,000, and a council will not issue a building permit without it. It covers you if the builder becomes insolvent, dies, or cannot complete the work. Great Southern Homes holds this insurance before any permit is submitted. Do I need my land and design sorted before I get in touch?
No, though having the land helps, because the block shapes the bushfire rating, the ground conditions and the build method. Many clients make contact while still looking, and an early conversation helps them know what to watch for in a block before they buy. Most designs come through an architect or building designer who owns the design, with Great Southern Homes contributing regional buildability input alongside them.
